Laguna Woods Village accounts for 12,736 of the city's 13,386 dwelling units, and inside the Village the first real estate question is not which neighborhood a home sits in. It is which ownership system it belongs to. United is a stock cooperative, Third is condominium, and Mutual 50 at the Towers is a high rise condominium association with its own service model. Floor plan, level, parking, alteration history and carrying cost do the rest of the work.

Lake Forest isn't one uniform housing market.
