How these numbers are produced

  • Source: CRMLS data accessed through SimplyRETS.
  • Every City Market on this page uses Market Intelligence methodology V2. Cities produced under a different methodology version are excluded rather than compared.
  • The residential-for-sale universe includes Residential, Condominium and Townhome.
  • Rental, Commercial, CommercialLease, Land, Farm and Multi-Family records are excluded.
  • The provider’s own type field is not trusted as the final inclusion test. Record-level classification remains authoritative.
  • Minimum sample suppression applies: thin samples show no median.
  • Months of inventory divides each City’s current Active count by its average monthly closed sales over the selected trailing complete calendar months (3 by default, 6 and 12 where that many complete, consecutive months are stored). Every month in the window counts in the denominator, including verified zero-sale months. It is withheld where a required calendar month is missing, the closed sample is too thin or the closing pace is zero, rather than shown as an unstable ratio.
  • Current state is point-in-time as of the snapshot calculation.
  • Recent activity is a dated 30-day window (August 9 – September 8, 2026).
  • Historical City charts use complete calendar months only.
  • City medians are mix-sensitive and are not a measure of any individual property’s value.
  • Numbers are scheduled snapshots, not live provider queries executed when this page loads.
