Market Identity
Laguna Beach is not a conventional South Orange County tract market. It is a highly site-specific coastal market shaped by topography, ocean orientation, incremental custom development, older housing, private coastal enclaves, hillside access, coastal regulation and a century of lot-by-lot rebuilding. A neighborhood name is only the first layer. Two nearby properties can appeal to different buyers because one offers a flat entry, usable yard, protected-feeling view corridor and easy beach access while the other offers more square footage but requires several flights of stairs, sits on a narrow road, has limited parking or carries more complicated development constraints.
