It incorporated on January 1, 2000, as Orange County's 33rd city, combining the SAMLARC master-planned core around Lago Santa Margarita with independently governed foothill and gated neighborhoods. Value here depends on community area, master versus independent association, attached versus detached homes, construction era, topography, water district, school geography, and micro-location.
